China will have another iconic landmark when Raffles City Chongqing opens, scheduled to take place in the second quarter of this year. The 1.12 mil sq m megastructure recently topped out its eighth and final skyscraper, following the structural completion of its 250-m-high sky bridge, called The Crystal.

\n\n

According to the developer, CapitaLand, The Crystal will be world’s highest sky bridge linking six of Raffles City Chongqing’s eight skyscrapers. The development occupies 9.2 ha of site area, comprising a 235,000-sq m shopping mall, 150,000-sq m of Grade A office space, about 1,400 residential apartments, Ascott Raffles City Chongqing serviced residence and InterContinental Raffles City Chongqing hotel.

“The successful topping out of Raffles City Chongqing represents a new milestone in CapitaLand’s track record of building well-designed integrated spaces. It demonstrates our multi-faceted capabilities in delivering a vertically-built riverfront urban district seamlessly integrated with a major transportation hub comprising ferry, subway and bus stations,” said Lucas Loh, president of China & Investment Management at CapitaLand Group.

“After six years of construction using state-of-the-art engineering technologies, we are proud to present in Raffles City Chongqing an iconic architectural form resembling a powerful sail surging forward on the historic Chaotianmen site. Conceived as a landmark urban renewal project to power generations of economic growth, the megastructure is on track to set sail with Chongqing’s global city ambitions from the second quarter of 2019.”

Mr Loh added, “Upon Raffles City Chongqing’s structural completion, we are now focusing on the interior fit-out works, including transplanting trees to enliven The Crystal sky bridge, which will feature the tallest observation deck across western China.”

\n\n

Two of the eight skyscrapers feature 350-m-high known as Chongqing’s tallest buildings, one of which also holds the honour of China’s tallest residential tower, according to CapitaLand. The other six skyscrapers are about 250-m-high each.

\n\n

Dubbed Raffles City Chongqing’s ninth ‘horizontal skyscraper’, The Crystal is an enclosed sky bridge nestled above four of the 250-m-tall skyscrapers and links two adjacent skyscrapers by cantilevered bridges. Measuring 300 m in length, 32.5 m in width and 26.5 m in height, it is believed to be the world’s highest sky bridge linking the most number of towers.

\n\n

Designed by world-renowned architect Moshe Safdie, Raffles City Chongqing’s form is inspired by the historic images of great Chinese sailing vessels and pays tribute to Chongqing’s noble past as a trading centre.

\n\n

CapitaLand further highlighted that Raffles City Chongqing has received an Honourable Distinction for the China Tall Building Innovation Award. It is also Chongqing city’s largest development to be accorded the LEED-CS pre-certification (Gold Level) by the United States Green Building Council, which recognises best-in-class building strategies and practices.

The construction of Changchun CR Centre in Jilin province, China, has recently started. It features a major mixed-use complex with a 300-m-high tower, slated to open in 2021.

The project is being developed by China Resources Land Limited and designed by Lead8 together with Goettsch Partners (GP). Lead8 is designing the retail and entertainment centre, while GP is designing the main tower.

\r\n

Plans for the development of the 34,000 sq m parcel in Changchun comprise multiple towers, including office space, high-end residential units, and fully furnished serviced apartments. In addition, new ‘signature spaces,’ including a 66th-floor observation deck at the tower’s luminous crown, are designed to draw visitors to the site overlooking the adjacent Mudan Yuan park and lake.

The Changchun CR Centre will be anchored by MixC RDE Centre, a 170,000-sq m retail and entertainment complex. China Resources Land will occupy the 63-storey, 140,000-sq-m office tower with its own regional headquarters, with direct connection to the subway.

Construction of Thailand’s new iconic landmark, Iconsiam, has been completed and it is set to open to the public. This much-anticipated 750,000 sq m mixed-use development in Bangkok is situated by the Chao Phraya River, featuring two of the tallest buildings in the country.

Supoj Chaiwatsirikul, CEO of Iconsiam, said that the development is expected to attract tens of millions of visitors a year. “Iconsiam is the first commercial development in Thailand to sponsor large-scale public infrastructure to mitigate potential traffic congestion. Iconsiam has sponsored the improvement of public piers along the river as well as donated the Golden Line Skytrain mass transit line,” he said.

Chadatip Chutrakul, director at Iconsiam added, “Iconsiam is one of the most exciting new developments in Asia, inaugurating a globally innovative model for destination development that moves the project away from being a mall or a mixed-use complex to being an inspiring destination.”

Among the highlights at Iconsiam are its two residential towers, which have reportedly become two of the tallest buildings in Thailand. One of them, ‘The Residences at Mandarin Oriental, Bangkok’ features 52 floors and is almost 269 m in height, while the other one, ‘Magnolias Waterfront Residences’, is said to be tallest in Thailand surpassing the 314-m-high MahaNakhon tower, thanks to its 70 floors and the pinnacle that crowns it.

Iconsiam was developed by a joint venture between Siam Piwat, the owner and operator of prestige retail developments such as Siam Centre, Siam Paragon and Siam Discovery; Magnolia Quality Development Corporation (MQDC), the owner and developer of luxury quality residential and mixed-use projects; and multi-national conglomerate Charoen Pokphand Group.

Lifting challenge\r\n

The residential towers were built by Italian-Thai Development PLC (ITD) with the help of two luffing-jib cranes from Comansa, the LCL165 and LCL190. Both cranes were supplied by Comansa’s Thai distributor, Smart (1994) Co Ltd, which also carried out maintenance and services of the cranes.

The LCL165 worked at the top of The Residences at Mandarin Oriental with a maximum load capacity of 8 t. The crane was assembled with the internal climbing system and because of this, it was braced to the internal structure of the building and could be climbed easily and safely as the building grew in height.

\r\n

The Comansa LCL190, with a 12-t maximum load capacity, was used at the Magnolias Waterfront Residences from January 2016 to May 2018. This crane was assembled with the external climbing system, with a final tower height of 287 m.

\r\n

In order to lift and move the loads to such heights without any problems, the LCL165 and LCL190 were fitted with optional hoist cable drums, with a capacity for 1,000 and 1,280 m respectively.

The construction of both towers had been a challenge for ITD due to the project’s tight deadline: only 38 months from the first foundation work to the delivery to the client. This pace of work not only required the cranes to operate for almost 20 hours a day, but also that they did so at high speeds. Therefore, the cranes were equipped with optional high-speed hoisting motors, which greatly shortened the work cycles. The LCL190 was able to reach speeds of up to 303 m/min and the LCL165 was 310 m/min. As a result, the Magnolias Waterfront Residences could achieve a growth rate of one floor every four days, equivalent to seven floors each month.

One Bangkok is a 120-billion-bath landmark development featuring five premium Grade A office towers, five luxury and lifestyle hotels, three ultra-luxury residential towers, four distinctive retail zones, a cultural hub and performance centre, as well as 8 ha of green areas and open spaces. Developed by a joint venture of TCC Assets and Frasers Property, it is said to be the largest private sector property development initiative ever undertaken in Thailand that will set new benchmarks in design, quality and sustainability.

As part of the large-scale permanent underground works, Thai Bauer and Seafco will install more than 2,500 bored piles down to a depth of 80 m. They will also construct a diaphragm wall measuring over 1.5 km long at a depth of 35 m, which will form the structure of the basement levels for the development. This work will be supervised closely by Stonehenge Inter.

\r\n

According to the developers, the project will be carried out according to LEED Platinum level, which stipulates strict rules and extremely high standards when it comes to environmental aspects. Logistics innovations include concrete batching plants and centralised procurement on-site, to ensure constant supply of concrete and steel.

\r\n

The specialist engineering foundation works are now under way, with the development’s first components slated for opening in 2022.
